1. Who we are

Urbiview (urbiview.com) is operated by [COMPANY NAME], a company registered in [JURISDICTION] with licence number [TRADE LICENCE NO.], at [COMPANY ADDRESS], Dubai, United Arab Emirates (VAT TRN [TRN]), referred to as "we" or "us". These terms are an agreement between us and you, the person or company using Urbiview. If you use Urbiview for a company, you confirm you may bind it to these terms.

By creating an account, starting a trial or using a paid plan you accept these terms and our privacy policy.

2. The service

Urbiview is a web application that shows Dubai Development Authority (DDA) plots on a map with their planning information, modelled 3D massing and legal envelopes, existing buildings, registered towers and their recorded sales, sun and shadow studies, view analysis and a residual land value calculator. What each plan includes is described on the pricing page.

3. Your account

  • You sign in with your email address or a Google account. Keep access to them secure; you are responsible for activity on your account.
  • An account is for one named person. Don't share it or your sign-in codes. Teams need a seat for each person.
  • Give accurate details, including billing details. You must be at least 18 years old.

4. Plans, trial and payment

  • Free: the 2D plot map, at no charge. We may change or limit what it includes.
  • Pro: AED 399 a month or AED 3,990 a year, excluding VAT. UAE VAT at 5%, or any other tax that applies where you are, is added at checkout and shown on your tax invoice.
  • Team and Enterprise: per seat or as agreed in writing. Where an order form or agreement says something different from these terms, the order form or agreement applies.
  • Free trial: Pro starts with a 7-day free trial and needs a card. If you don't cancel before the trial ends, the plan you chose begins and the first payment is taken. One trial per person and per company.
  • Payments are handled by Stripe. By paying you authorise us, through Stripe, to charge your payment method for each billing period until you cancel. We don't store your card details.
  • If a payment fails we try again for a short period; if it still fails, your account moves to the free map until payment succeeds.
  • We may change prices with at least 30 days' notice by email. A new price applies from your next renewal after the notice, and you can cancel before it does.

5. Renewal and cancellation

Paid plans renew automatically at the end of each month or year. You can cancel anytime in Manage billing; your plan stays active until the end of the paid period and then doesn't renew. Refunds are covered by our refund and cancellation policy, which forms part of these terms.

6. Acceptable use

You may use Urbiview for your own work and your company's internal work, and share screenshots or figures from it with clients and colleagues as part of that work, crediting Urbiview. You must not:

  • copy, scrape, download in bulk, or systematically extract data from Urbiview, including through scripts, bots or automated access;
  • resell, sublicense, publish or redistribute the data, or use it to build a competing product or dataset;
  • share your account, or let more people use it than you have seats for;
  • try to get around access limits, plan restrictions or security measures, or reverse-engineer the service;
  • overload or disrupt the service, or use it for anything unlawful.

We may apply rate limits and monitor use to enforce this.

7. About the data

Urbiview combines public planning records from DDA, records from Dubai Land Department (DLD), open map data (Overture Maps and OpenStreetMap contributors) and base imagery from third parties, with our own processing and models. In particular:

  • The 3D buildings, envelopes, shadows, views and land values are modelled estimates derived from the planning rules and your inputs. They are not approved designs, surveys, official plans or valuations.
  • Source records can be incomplete, out of date or wrong, and our processing can introduce errors. Existing buildings and their heights are often approximate.
  • Urbiview is not affiliated with, endorsed by or acting for DDA, DLD or any government body.

Urbiview is a tool to help you decide where to look closer. Before relying on any figure for a transaction, financing, design or valuation, confirm it with the official affection plan, the relevant authority and qualified professionals. The calculator's results depend entirely on the assumptions entered.

8. Intellectual property

We, or our licensors, own Urbiview, its software, design, models and compiled data. These terms give you a limited, non-exclusive, non-transferable right to use it while your account is active and in line with these terms. Third-party data stays subject to its own licences and attributions, shown in the app. If you send us feedback, we may use it without obligation to you.

9. Availability and changes

We aim to keep Urbiview available and current but don't guarantee it will be uninterrupted or error-free. We may add, change or remove features and data. If we remove a major part of a paid plan for good, we will tell you and you may cancel and receive a pro-rata refund of any prepaid period not yet used.

10. Liability

  • Urbiview is provided "as is" and "as available". To the extent the law allows, we exclude all warranties not set out in these terms, including fitness for a particular purpose and accuracy of the data.
  • We are not liable for indirect or consequential loss, or for loss of profit, revenue, opportunity or data, including any loss from decisions made using Urbiview.
  • Our total liability under these terms in any 12 months is limited to the amount you paid us for Urbiview in those 12 months.
  • Nothing in these terms limits liability that cannot be limited by law, including for fraud.

11. Suspension and termination

You can stop using Urbiview and delete your account at any time (after cancelling any active plan). We may suspend or close an account that breaches these terms, for example through scraping or account sharing, after notice where reasonable. If we close your account without cause, we refund any prepaid period not yet used.

12. Governing law

These terms are governed by the laws of [the Emirate of Dubai and the federal laws of the UAE as applied in Dubai / the DIFC]. Disputes go to the courts of [Dubai / the DIFC]. We may update these terms; for material changes we give at least 30 days' notice by email, and continued use after that means you accept them.
